- Most of an agent's work is invisible to the owner.
- The first week is documents, preparation and producing the materials.
- Viewings only begin once the listing is polished.
An owner usually sees two moments: signing the agreement and the phone call with a buyer's offer. A lot of work happens in between. This is what the first week of selling a premium apartment looks like.
Monday: documents
I order an extract from the land register and check sections III and IV: encumbrances, easements, mortgages. I ask the owners' association for a certificate of no arrears. If anything needs clarifying, we deal with it now, before a buyer asks.
Tuesday: preparing the interior
I walk through the apartment with a list: what to put away, what to move, what to fix. Sometimes it's enough to remove half the objects and change the textiles; sometimes a wall is worth repainting. The goal is an interior where buyers see their own life, not someone else's.
Wednesday: photo shoot and film
We take the photos in the best light for the property's aspect. The film shows a walk through the apartment, the view from the window and the neighbourhood. The same footage is used for the social media reels.
Thursday: the listing and the buyer database
I write a description that sells a lifestyle along with the facts: floor area, floor, aspect, running costs. Before the listing reaches the portals, I send it to selected buyers in my database who are looking for this kind of property.
Friday: publication and campaign
Publishing on the portals, a social media campaign, a note to partner agents. From this point I take the calls and vet the interested parties.
Weekend: the first viewings
I show the apartment to people I have already vetted: I know what they are looking for and how they will finance the purchase. After every viewing the owner gets a short report.
The following weeks are viewings, negotiations and paperwork. One person runs the whole thing, so nothing gets lost along the way.
