- The average asking price in the Old Town is about PLN 13,250/m² (September 2026).
- New units on Mieszczańska Street were offered at close to PLN 19,000/m² (January 2026).
- Apartments with a view of the Odra usually cost noticeably more than the district average.
Central Wrocław by the Odra is the most sought-after part of the city. Below I have gathered asking prices from two sources. They are averages from listings, so they show the level of the market, not the price of a specific property.

Why a specific apartment is priced differently from the average
A district average mixes flats in 1970s blocks, unrenovated tenements and new apartment buildings. The price of a riverside apartment is driven mainly by the view of the water, the floor, the building, the finish and a garage space. Two units in the same district can differ in price per square metre by tens of percent.
How to check what your apartment is worth
Compare your unit with similar ones in the same or a neighbouring building, not with the average – ideally with transaction prices rather than asking prices. If you like, I will prepare this analysis as part of a free valuation.
