The basics are the land and mortgage register number, the acquisition document (e.g. the notarial deed), certificates of no arrears and of registered residents, and for a cooperative ownership right a certificate from the cooperative. Yes. I coordinate the bank's statement of the outstanding balance and its letter of consent to release the mortgage, and the contract sets out which part of the price goes directly to the bank.

No. I conduct viewings myself after vetting the buyers. You get a report after every viewing.

In the premium segment it usually is: a well-prepared interior looks better in photos and on video, and buyers find it easier to imagine living there. I tailor the scope to the property and the budget.

Yes. If it speeds up the sale, I share the listing with other agents on a fee-sharing basis. It does not increase your cost.
