Behind the scenes
How a premium listing is made
Before a buyer sees an apartment on a portal, several days of work go into the listing: preparing the interior, the photo shoot, the film, the reels and the campaign plan. Here is what it looks like from the inside.
Shoot day
It all starts with the light
I plan the shoot around the way the apartment faces. A west-facing living room is photographed in the afternoon, an east-facing kitchen in the morning. The day before, I make a shot list: what goes in the first photo, which shot shows the view, where to set up the camera for the film.
- A shot list prepared the day before
- A shoot in the best light for the property's aspect
- The same interiors in photos, film and reels

Film and reels
Three short films from the set
Buyers see a listing on their phone first, so we shoot vertically. A dozen or so seconds is enough to show a walk through the apartment, the light and the neighbourhood. Click to play.

Before the shoot
Home staging: fewer things, more space
I walk through the apartment with the owner and we decide what to put away, what to move and what to buy. Usually new textiles, a few plants and a clear kitchen worktop are enough. Sometimes it's worth repainting one wall or switching the bulbs to a single light colour.
You can see the effect in the photos, but above all at the viewing: buyers find it easier to imagine their life in an interior like this.

After the shoot
Meetings, viewings, negotiations
The most important part of the job happens off camera: talking to buyers, checking their financing, viewings and negotiations. Some meetings take place at the agency office, some in the apartment itself.
