- Tenement flats and new-build apartments attract different buyers.
- In a tenement, character, ceiling height and the condition of the common areas count.
- In a new-build apartment, the view, the building's amenities and the garage count.
I recently asked this question on Instagram and the answers were split. From a sales perspective both types have their buyers, but each has to be presented differently.
Tenement
The buyer is looking for character: high ceilings, plasterwork, original doors, a staircase with history. At the same time they worry about costs: the state of the roof and the installations, planned renovations and the repair fund.
- Prepare information on the building's renovations and the owners' association's plans.
- Show the details in the photos and film – they are what sells.
- For tenements being restored, highlight what has already been done.
New-build apartment
The buyer compares it with developers' offers and other units in the building. The view, floor, aspect, garage, common areas and quality of the finish decide.
- A finished interior is an advantage over a developer's shell – show it.
- Work out for the buyer the time and cost of finishing a unit bought from a developer.
- If there are several similar units in the building, make yours stand out with its view or layout.
Which sells faster
There is no single answer. A well-prepared, correctly priced tenement flat can sell faster than an average apartment in a new building. What decides is how well the listing matches the buyer, and that starts with the right valuation and materials.
