In brief
- Ask about specific transactions, not general experience.
- Check who pays for the materials and how reporting works.
- Notice whether the agent talks about price on the basis of data.
"Best agent" rankings are often published by the very agencies that top them. Instead, here is a list of questions that will let you judge for yourself whether someone will sell your property well.
- Which similar properties have you sold in the last year? Ask for specific examples from the area and price range.
- What is your proposed price based on? A good answer refers to local transactions, not to what you want to hear.
- What will the photos and film look like? Ask for examples from previous listings.
- Who pays for the shoot, the film and home staging? Settle this before you sign.
- Where will the listing be shown? Portals, social media, the buyer database, off-market, other agents.
- How often will I get a report? Number of enquiries and viewings, and buyer feedback.
- Who will conduct the viewings? You, an assistant or someone else?
- What does the agreement look like and for how long? Term, notice conditions, fee.
- What happens if the apartment doesn't sell in the expected time? What is plan B?
- Can I speak to a previous client? Or read their Google reviews.
